Application Process, Fees & Requirements

Thank you for your interest in a rental property owned & managed by Pinnacle Realty Group. To assist you in understanding the process, we’ve outlined the key steps below.

1. Locate a Property

Browse available rental homes on Zillow, Realtor.com, or our website. Each listing includes detailed information, photos, and application instructions.

2. Submit An Application

Click “Apply” directly through the listing platform (e.g., Zillow) to complete a secure online application. You will be asked to provide:

  • Personal and contact information
  • Employment and income verification
  • Rental history and references
  • Government-issued ID
  • Consent for background and credit checks

Note: A non-refundable application fee may apply, payable through the listing platform.

3. Application Review

All applications are thoroughly screened based on credit, background, income, and rental history. If additional information is needed, a member of our team will contact you directly.

4. Approval & Lease Signing

Approved applicants will receive a lease agreement for review and electronic signature. A security deposit and first month’s rent will be required prior to move-in.

5. Move-In Coordination 

Upon lease execution and payment confirmation, you will receive move-in instructions, including key access and property details.

Rental Application Guidelines: A rental application must be completed for each person eighteen years of age or older who will be living in the house. Any false information provided by an applicant in a rental application will constitute grounds for the rejection and nullification of that rental application, and will result in the forfeit of any deposit and/or reservation fee. All rental applications are evaluated strictly in accordance with this Rental Policy and with Pinnacle Realty Group standard rental criteria. 

Application Fees: A non-refundable application fee of $50.00 is required by each person 18 years of age or older that will be occupying the house. After approval of your application, a $500 reservation fee is needed to keep the home off the market up to 14 days. 

Security Deposit: Pinnacle Realty Group requires a base security deposit equal to one month’s rent as a refundable deposit. At the end of the lease term, the security deposit will be returned to all tenants, less any costs incurred by the landlord for cleaning or repair of the house and in accordance with the terms of the lease and applicable law.

Credit Requirements: A minimum credit score of 650 is required for standard approval.

  • Applicants with a credit score between 600–649 may still be considered under the following conditions:
  • A higher security deposit (typically 1x to 2x monthly rent)
  • A qualified co-signer or guarantor
  • Credit reports are reviewed for payment history, evictions, outstanding debts, collections, bankruptcies, and overall financial responsibility.

Income Verification: Gross monthly household income must be at least 2.5 times the monthly rent. Acceptable forms of income verification include:

  • Recent pay stubs (minimum of 3 months)
  • Employment offer letters
  • Most recent tax return (for self-employed individuals)
  • Bank statements (in certain cases)
  • Additional documentation may be requested to verify consistent and stable income.

Criminal Background Check: All applicants are subject to a criminal background screening.

  • Applications may be denied for certain felony convictions involving violence, property damage, drug-related offenses, or other serious crimes, subject to applicable laws.
  • We conduct an individualized assessment in compliance with Fair Housing regulations.

Occupancy Standards: Occupancy limits are generally as follows, unless otherwise dictated by law:

  • 2 persons per bedroom, plus 1 additional occupant (e.g., 3 people in a 1-bedroom, 5 in a 2-bedroom)

Pet Policy:  

  • A pet photo is required for all applications including a pet. Pinnacle Realty Group has the right to request a Veterinarian Statement for approval process.
  • There is a $300 non-refundable pet fee, with $100 additional per pet, with a maximum of two pets per home. Small to medium cats & or dogs allowed.
  • Pet rent is $50 per month per pet.
  • These requirements do not apply to certified Emotional Support Animals, as defined in the Fair Housing Act.
